Henley Beachfront Luxury + Pool, Spa, Sauna!

Thankfully we have never had to implement any fines or charges to our guests as we are very lenient with our guests, but please note the house rules are as below: No pets: Small pets are open for discussion. No Party's: Unauthorised parties are prohibited. Any unauthorised party will result in an immediate cancellation of the stay without refund and an additional $1000 unauthorised party fee. For your peace of mind, thankfully, we have never had to enforce this though. Airbnb’s Definition of a Party: Disruptive gatherings: Large groups that create excessive noise, disrupt the community, or damage the property. Unauthorized events: Any celebration, function, or event (like birthdays, graduations, weddings, after-parties) that goes beyond what was agreed in the booking. Over-occupancy: Having more guests than permitted in the listing or stated in the reservation. Nuisance behavior: Activities that lead to complaints—such as loud music, late-night disturbances, or excessive visitors. Available Amenities: Our property offers a wide range of amenities for your enjoyment, including multiple bathrooms, showers, a pool, spa, and sauna. We maintain all facilities to a high standard; however, as with any home, occasional maintenance or repairs may affect the availability of a specific amenity. If one feature (for example, a single bath or shower) is temporarily unavailable, please note that no refunds will be provided as long as alternative amenities remain available. Guests will always have access to sufficient bathrooms and showers for comfortable use, in addition to the pool/spa, and sauna. We appreciate your understanding that this ensures the overall experience remains as described, and we will always make every effort to address issues promptly should they arise. Noise & Neighbours: Please respect neighbours and keep music, voices, and activities to a reasonable level at all times. Visitors: Only registered guests are permitted on the property. For example, if you specify 4 guests will be attending, only 4 guests can attend the property. Additional guests will be charged at $100 per night, per person and guest counts will be verified by front and back exterior camera's. For such reason, we recommend you please accurately declare the guest count upon booking, or let us know of any guest-count changes before your stay so that we can update your guest count. Damage & Security Deposit: Guests are responsible for any damage, stains, or breakages during their stay. Costs for repairs or extra cleaning will be charged at replacement/repair rates. Smoking & Vaping: Strictly no smoking or vaping indoors. With the property being a premium property, any evidence of indoor smoking will incur a $1000 cleaning fee. Check-in / Check-out: Check-in from: 3 pm Check-out strictly by: 10 am. Security / Safety: Do not tamper with security cameras, smoke alarms, or safety and pool equipment. Windows and doors must be locked when property is unattended.
